Moving to a New Home in NC: Your Insurance Checklist

    October 23, 2026

Buying a home comes with a long to-do list, and insurance is easy to leave until the last minute. If you have a mortgage, your lender will need proof of homeowners insurance before closing. Here's a simple checklist to keep home and auto coverage on track, from contract to move-in.

Right after you go under contract

  1. Start your homeowners quote. Don't wait for the final days before closing. Starting early gives you time to compare options and handle any surprises.
  2. Share key details. Address, year built, square footage, roof age and material, and any updates to plumbing, electrical, and HVAC. Your home inspection report often has much of this.
  3. Ask about the roof. Roof age and condition can affect eligibility and price with some carriers.
  4. Check flood risk. Standard homeowners policies don't cover flood. Look up the property's flood zone and ask whether flood insurance makes sense, even if your lender doesn't require it.
  5. Two to three weeks before closing

  6. Choose your coverage. Pick your dwelling limit, deductibles, and liability limit. Ask whether the policy has a separate wind or hurricane deductible, especially in eastern NC.
  7. Bind the policy for your closing date. Coverage should start the day you take ownership.
  8. Send proof to your lender. Your lender will usually need the declarations page or an evidence of insurance, with the lender listed as mortgagee. Your closing attorney may also ask for it.
  9. Decide how you'll pay. Many buyers pay the first year at closing and then through escrow.
  10. Your auto insurance when you move

  11. Update your garaging address. Your auto policy should reflect where your vehicles are kept. Rates can change with your new address.
  12. Moving to North Carolina from another state? NC's minimum auto liability limits are $50,000 per person and $100,000 per accident for bodily injury and $50,000 for property damage (50/100/50), for policies issued or renewed on or after July 1, 2025. Uninsured and underinsured motorist coverage is also required. Many drivers choose higher limits than the minimum.
  13. Bundle if it helps. Putting home and auto with the same carrier can lower the total cost with some carriers, but compare both ways.
  14. Other coverage to think about

  15. Umbrella liability for extra protection above your home and auto limits.
  16. Valuables like jewelry or collectibles, which may have limited coverage on a standard policy.
  17. Home-based business equipment, which a homeowners policy may not fully cover.

    After you move in

  19. Cancel your old renters or homeowners policy once the new one is in force, not before.
  20. Keep your documents handy. Save your declarations page and your carrier's claims number.
  21. Mark your first renewal. Review your policy about 60 days before it renews. Statewide NC homeowners base rates rose 7.5% in June 2025 and another 7.5% in June 2026, so it pays to check.
  22. Frequently Asked Questions

When should I get homeowners insurance when buying a house in NC?

Start as soon as you're under contract. That gives you time to compare options and send proof of coverage to your lender before closing.

    Does homeowners insurance cover flooding?

No. Standard homeowners policies don't cover flood. You'd need a separate flood policy through the National Flood Insurance Program or a private flood carrier.

What are North Carolina's minimum auto insurance limits?

50/100/50 for policies issued or renewed on or after July 1, 2025, plus uninsured and underinsured motorist coverage.

Do I need to update my car insurance when I move?

Yes. Your policy should list the address where your vehicles are kept, and your rate may change.

What does my lender need before closing?

Usually proof of homeowners insurance, such as the declarations page, with the lender listed as mortgagee. Check with your lender and closing attorney for their exact requirements.
