My Insurance Company Dropped Me: What to Do After a Non-Renewal in NC

    October 23, 2026

A non-renewal notice is stressful, especially if you have a mortgage. The good news is that a non-renewal gives you time to act, and most homeowners can find new coverage. Here's how it works in North Carolina and what to do next.

    Non-renewal vs. cancellation

  1. Non-renewal means your carrier won't continue your policy after its current term ends.
  2. Cancellation means the policy ends before its expiration date, for example for nonpayment.
  3. A non-renewal doesn't mean you did anything wrong. Carriers sometimes reduce how much they write in an area, change underwriting rules on roof age or wind exposure, or pull back from coastal counties.

How much notice you get in North Carolina

Under N.C. General Statute 58-41-20, an insurer generally must give you at least 45 days' written notice before non-renewing your policy, and the notice must state the reason. The insurer must also send a copy to your agent of record. Check the date on your notice right away so you know your deadline.

What to do, step by step

    1. Read the notice carefully. Note the end date and the reason given.

    2. Call your agent. If the reason is something fixable, like an old roof or an unrepaired issue, ask whether fixing it could change the decision.

    3. Gather your info. Declarations page, roof age, year built, updates, and your claims history.

    4. Shop the standard market first. An independent agent can check several carriers at once. Carrier availability varies by property and location.

    5. Bind new coverage before the old policy ends. Don't let a gap happen.

    6. Tell your mortgage lender. If coverage lapses, your lender can buy "force-placed" insurance for you, which is usually expensive and protects the lender, not you.

What if no standard carrier will write the home?

North Carolina has two markets of last resort, both run by associations of insurers:

  4. The NC FAIR Plan (NCJUA) offers dwelling fire coverage statewide except the beach area. It's a more basic policy than a typical homeowners policy.
  5. The Coastal Property Insurance Pool (NCIUA), formerly called the Beach Plan, offers homeowners coverage and windstorm and hail coverage in 18 eligible coastal counties.

Both are meant to be a last resort, so try the standard market first. In some coastal areas, a carrier may write your home but exclude wind, with wind and hail covered separately through the Coastal Property Insurance Pool. That separate policy has its own deductible.

    Neither plan covers flood

The FAIR Plan and the Coastal Property Insurance Pool don't provide flood insurance, and standard homeowners policies don't cover flood either. Flood coverage is a separate policy through the National Flood Insurance Program or a private flood carrier.

    Frequently Asked Questions

How much notice does an NC insurer have to give before non-renewing?

Generally at least 45 days' written notice, with the reason stated, under N.C. G.S. 58-41-20.

Can I get insurance after being non-renewed?

Usually, yes. Many homeowners find coverage with another carrier in the standard market. An independent agent can compare several options at once.

What is the NC FAIR Plan?

It's North Carolina's market of last resort for dwelling fire coverage outside the beach area. It's run by an association of insurers, not the state, and is meant for homes that can't get standard coverage.

What if I live on the NC coast?

The Coastal Property Insurance Pool (NCIUA) offers homeowners and windstorm and hail coverage in 18 eligible coastal counties. Some carriers write the home and leave wind to NCIUA.

What happens if my coverage lapses and I have a mortgage?

Your lender can place coverage on the home and charge you for it. It's usually more expensive and may not protect your belongings or liability, so bind a new policy before the old one ends.
